What a landlord gas safety certificate covers

A landlord gas safety certificate — commonly called a CP12 — is the record of an annual safety check on the gas appliances, fittings and flues in a rented property. It has to be carried out by a Gas Safe registered engineer, it has to be done every twelve months, and a copy has to go to your tenants. It is a legal duty on the landlord, not on the tenant and not on the agent.

The check itself covers each gas appliance in the property: that it is burning correctly, that the flue is removing combustion products safely, that ventilation is adequate, that the gas installation is sound and tight, and that safety devices operate as they should. Appliances found unsafe are recorded and, where necessary, disconnected or capped with your agreement, with the reason explained clearly.

What gets checked, and the situations that change it

Not every rental is a two-bed with a combi. This is what the check involves across the property types we work in around Peterborough.

Appliance-by-appliance checks

Each gas appliance in the property is inspected in turn: boiler, gas fire, gas hob or cooker, and anything else connected to the supply. The engineer checks that it is correctly installed, that combustion is satisfactory, that the flue removes products of combustion safely, that ventilation is adequate for the appliance, and that safety devices shut it down when they should.

Appliances belonging to the tenant sit outside the landlord's duty in terms of the appliance itself, but the installation pipework and the flue serving them still have to be safe. It is worth telling us what is in the property when you book so nothing is a surprise on the day.

The gas installation itself

Beyond the appliances, the check covers the gas installation: a tightness test on the pipework, the operating pressure at the meter, the condition and support of visible pipework, and the emergency control valve.

Where a supply is no longer in use — an old gas fire removed, a disused cooker point — it should be capped off correctly rather than left live behind a fitting. We can cap old supplies as part of the same visit.

What happens if something fails

Unsafe appliances are classified and recorded, and with your permission an immediately dangerous appliance is disconnected or capped. That is not an engineer being awkward; it is the point of the inspection. You get a clear explanation of what is wrong and what is needed to put it right.

Because we install, service and repair gas appliances ourselves, remedial work does not mean finding another contractor. We quote the repair, and if the appliance is beyond economic repair we price a replacement from £1,600 + VAT so you can compare properly.

HMOs, multi-lets and portfolios

Properties with several appliances take longer and involve more records, and multi-lets add access complexity across several occupiers. We plan the visit around that rather than turning up and hoping everyone is in.

Certificates versus servicing

The certificate at £60 + VAT is a legally required safety check. The service at £80 + VAT is maintenance: cleaning, measuring gas rate and combustion, checking seals and components, and keeping the appliance within its manufacturer warranty terms, which run up to 10 years on newer boilers.

They answer different questions. A certificate says the appliance is safe today; a service is what stops it failing next February. Booking both together costs one visit and one access arrangement.
